THE VALUATION
One of our directors will visit your property to listen to your needs, discuss our marketing plans, and recommend a pricing strategy. We will guide you through each step of the rental process and reassure you along the way. What is it they say? There is no such thing as a silly question…and we couldn’t agree more! We know that letting your property can be stressful and that a valuation can be packed full of jargon, but we promise to leave all of that behind in the office. Also, being a landlord comes with many legal obligations when letting your property, we take on those responsibilities on your behalf, so you don’t need to worry. Our main goal is to ensure that each stage is well communicated, easily understood and that we will leave you feeling confident in our services.
Following the valuation, there is no obligation to proceed, although we remain optimistic that this won’t be the last time our paths cross; it’s usually just the start of the relationship. One of our directors will prepare the lettings particulars and email you a draft copy. Upon your approval, the brochure will be professionally printed, and an electronic copy loaded onto the property portal. That’s the exciting part, as it means we are ready to go…
PROFESSIONAL PHOTOGRAPHY
The best way to brag about your property is with good marketing…fact. There are no cutting corners when showing off exactly what your property has to offer. And that’s precisely why all the properties we let are represented with high-quality photography and a marketing brochure worthy of shouting about.
Good presentation is the most essential marketing tool to attract the maximum number of potential tenants. We recognise the value of using professional photography, and we are proud of the standard to which all of our properties are showcased…if we do a job, we do it properly!
We also love offering advice on making your property more appealing. We can’t help ourselves. Let’s make sure that how it is represented in professional photographs does not prove disappointing in real life; has the lawn been mown? Have the rooms been decluttered?…we promise it’s worth the effort. A tenant’s first impression of your property can make all the difference when deciding whether to make an application.

Radcliffeandrust is a modern, user-friendly website where our focus on high-quality presentation shines through. We combine the latest technology with the traditional approach and talk to our active tenants to promote your property, encouraging them to arrange a viewing.
360 DEGREE VIDEO TOUR
To help with our fantastic marketing, we have added 360-degree tours to all our properties – as standard! We don’t mean to show off, but this is a marketing extra that hardly any of our competitors offer, so we are always excited to share it with our clients. Virtual property tours allow people to ‘virtually’ walk through a house available for let. They can check out every room and outdoor space with just a few taps of their phone… handy for those who want a little peek of the property before their viewing and vital for us to weed out any timewasters. You can’t get a better idea of whether a property could be your next home than if you have a 360 tour. We still get excited ourselves.

We are all guilty of being nosey, so the more visuals people have for a property, the more layers there are to unravel, exposing all the fantastic features a home has to offer. We live in an age where being online is a massive part of our lives, so we want to ensure your property is waiting there for potential tenants to find it. In a nutshell, promoting videos and images on both our website and social media sites ensures your property reaches the right people at the right time and in the right way.
EPC RATING
Like the multi-coloured sticker on new appliances, Energy Performance Certificates (EPCs) tell you how energy efficient a property is and give it a rating from A (very efficient) to G (inefficient). They will tell you and your tenant how cost-effective it will be to heat and light your property and what its carbon dioxide emissions are likely to be. These are the kinds of things a tenant wants to know before deciding whether to make an application. By providing them with the information upfront, we are not only transparent (something we feel strongly about), but we are already ticking off some of their questions in advance…leaving the focus on the fun stuff: falling in love with the house.
EPCs are valid for ten years from the date of issue, but if you don’t have an EPC, we supply one free of charge. Yep, it’s one of the many extras that Radcliffe and Rust include as part of our marketing package…we really do spoil you.
FLOOR PLAN
Floorplans are great. Why? Because they give a true perspective of the accommodation, your property has to offer. Floorplans are vital for potential tenants, so they can start thinking immediately if your house meets their current and future requirements. Without one, it would be impossible to accurately represent dimensions and layout…even with incredible photography on offer. The key is to ensure all aspects of our marketing work in perfect synchronisation, and a floorplan plays a massive part in that.
We want tenants to know straight away whether what you are offering works for them. They need to visualise themselves living there, and a floorplan is the best way to achieve that. If they can see their king-size bed fitting in the bedroom or their collection of shoes lined up in the built-in wardrobe, the property is already half-let…the rest is down to us, and that is where trust comes in. Let us earn that and find your property the perfect tenant.
